“Last minute offer” for Akvilon: the developer can buy Mirland Development
The assets of Mirland Development may go to the developer “Akvilon”, whom residents of Arkhangelsk suspect of setting houses on fire.
The Federal Antimonopoly Service (FAS) announced that it had received requests to purchase three companies: Avtoprioritet LLC, Creativecom LLC and Petra-8 LLC, although it did not disclose information about the applicant. These companies were previously part of Mirland Development.
The market suggests that the Akvilon group of Arkhangelsk deputy Alexander Frolov showed interest in the assets. The group is notorious in the local market. The thing is that wooden houses burn in Arkhangelsk every year. According to locals, it was in those places where the territory was noticed by the Aquilon group, which built the entire city.
Mirland Development was created in 2004 to implement real estate projects in Russia. In 2006, she actively acquired land plots in Moscow and St. Petersburg with the goal of building 2 million square meters of real estate in the country. Initially, the company was controlled by the structures of the Israeli Fishman Group, founded by Eliezer Fishman.
The total volume of real estate in the company’s portfolio was 1.3 million square meters. However, in 2014 the group encountered financial difficulties. According to CORE.XP, the remaining Mirland projects in Russia are estimated at 5-6 billion rubles.
Some of the company’s assets have already passed into the possession of new owners.
In March 2023, Inomotor+ LLC and Gidromashservice LLC, previously controlled by the company’s structures, came under the control of Gros LLC, part of the Sberbank group. These companies own 18 thousand square meters in the Mirland business complex on Khutorskaya Street in Moscow. In 2021, Sberbank was looking for a buyer for the main part of the complex in the amount of 67 thousand square meters.
Avtoprioritet LLC owns an object with an area of 11.7 thousand square meters, also located on Khutorskaya Street. NF Group partner Olga Shirokova believes that Mirland is an outdated property and believes that potential buyers are more likely to be interested in a land plot.
“Creativecom” is the developer of the cottage village “Western Residence” in Odintsovo, near the village of Perkhushkovo, Moscow region. Initially, residential buildings were built in this area on an area of 22.5 hectares. Olga Shirokova believes that the village has already been completely sold.
Petra-8 was developing the territory of the former Leto greenhouse farm in St. Petersburg. On an area of 40 hectares, the developer planned to build the Triumph Park residential complex with a total area of 1 million square meters. However, after the construction of six stages of the project, the remaining land of five hectares was sold to the Aquilon company.
At the moment, Petra-8 has 3.5 hectares of land for the construction of a shopping complex, according to Rosreestr. The Akvilon group also considered acquiring this territory, Kommersant’s source says. Development expert Andrei Veresov warns that converting this area to residential development will require a change in the planning project, which causes difficulties in coordination with the city.
Mirland Development’s portfolio previously included the Triumph Mall shopping center with an area of 58 thousand square meters in Saratov. Its development is carried out by Investment and Mortgage Company LLC. In mid-August, the company was transferred to the management of Investline LLC, which is controlled by Central Properties and Dmitry Bykov. The Vernissage shopping and entertainment complex in Yaroslavl remains in the company’s assets for now. Real estate sources suggest the property will soon be handed over to a lender.
