Due to sanctions pressure, some developers are forced to revise their own development strategies.
According to the correspondent MorningNews recent events have led to the fact that a number of large development companies have decided to temporarily suspend the construction of a number of objects.
The results of the survey of the intersectoral association of self-regulators in the field of construction and design “Synergy”, which we managed to get acquainted with “Kommersant”they say that the break in logistics chains that appeared due to the geopolitical situation, including in the supply of materials, as well as their sharp rise in prices, prompted 40% of developers to stop the construction of some iconic objects.
Moreover, another 29% of respondents did not encounter interruptions in the supply of materials, but nevertheless decided to postpone the recently started construction. Top managers of more than a thousand construction and design companies participated in the survey.
Incidentally, according to Izvestiain Russia, sales of goods for construction and repair, tools, and experts believe that this is due to higher prices and fears about a possible reduction in the range of products.
Kommersant, citing Hussein Pliyev, CEO of the Smart Engineering Group, writes that over the past month, prices for a number of building materials have increased by an average of 80%. He believes that this was influenced not only by the exchange rate, but also by the shortage of materials.
How can this affect the delivery time of objects?
The head of the strategic consulting department at Jones Lang Lasalle, Yulia Nikulichev, whose words are also quoted by Kommersant, does not exclude that the current situation is a convenient reason for developers to justify the delay or postponement of the project, but in fact it can cover up deep problems in the company.
The chairman of the board, the director of Best Novostroy, Irina Dobrokhotova, believes that the postponement of construction is inevitable in the high-budget housing market, where it will not be possible to quickly replace the supply chains of imported components destroyed by sanctions measures. It is possible that the volume of residential projects launched this year may be reduced.
Can’t do without support?
Recall that against the backdrop of events related to Ukraine and the DPR, LPR, a number of countries have introduced new sanctions against Russia. A number of companies, some citizens of the Russian Federation (we are talking about a number of businessmen and politicians) fell under the sanctions.
For example, recently the US Treasury announced about adding to the sanctions list of the State Duma. And the energy complex, too, unfortunately, did not stand aside. But Russia intends to fight the sanctions?
For example, recently the head of the Ministry of Construction, Irek Fayzullin declaredthat the head of state has already signed two packages of anti-crisis measures, which, among other things, are aimed at supporting the construction industry.
He also said that the ministry takes an active part in the work of the Cabinet of Ministers to prepare decisions to strengthen the sustainability of the domestic economy, support citizens, the industry, and housing and communal services.
“This work is carried out on an ongoing basis, almost continuously,” he said.
“Decisions regarding the construction industry and the housing and communal sector regularly supplement the set of anti-crisis measures, and they will also be reflected in the so-called “third package”. Separate measures in terms of supporting the construction industry were also included in the draft priority action plan, which is a flexible document that will be constantly updated depending on the development of the situation,” he added.
