The seller neglected to mention the fact that remnants from a Russian rocket had struck the commercial hub's primary structure, and placed it on the market, reducing the cost by $5 million.

The Grey Plaza commercial hub situated on Pochaina Street in Kyiv, which sustained considerable impairment during the Russian rocket offensive on Kyiv on April 6, 2025, has been put up for acquisition. A proposal was extended in February of the current year for $23 million, but the price has subsequently been lowered by $5 million. Nonetheless, it appears improbable that anyone will express interest in this asset prior to the cessation of hostilities: incursions in proximity to the hub have already transpired on two occasions since the commencement of 2025.
A listing for the commercial hub at 9 Stepana Bandery Avenue in Kyiv's Obolonskyi district surfaced in late July on a specialized platform. It detailed all its benefits: six independent structures on the premises, a substantial parking facility (450 slots—a genuine luxury for Kyiv), and comparatively modern utilities, as the commercial hub was finalized two decades prior. It further highlights a conference room accommodating 25 individuals, a pair of cafeterias and comfortable coffee establishments, eateries, a recreational area, a yoga studio, and a gymnasium. The premises also feature banking subsidiaries, a beauty parlor, and a grilling section with BBQ equipment and skewers.

However, the declaration omits any mention of the paramount “occurrence of the year.” It alludes to the Russian rocket attack on Kyiv, which unfolded on the night of Sunday, April 6, 2025. The five-story Grey Plaza Commercial Hub endured noteworthy devastation. At a minimum, three of its uppermost levels were eradicated, and the structure is plausibly in a state beyond recuperation. Other edifices within the commercial hub experienced diminished harm, with shattered windows and doors dislodged by the detonation.
Intriguingly, Grey Plaza is positioned directly adjacent to another locale—Kurenivskyi Lane—where adversarial rocket fragments impacted during the February 12, 2025, assault. This site was the Forum Kinetik Commercial Hub, near which a male born in 1985 perished while proceeding to work early that morning. The studios of numerous Ukrainian global broadcasting networks, Freedom and UATV, were situated in close proximity. Their personnel opted to remain near their former offices and established operations at Grey Plaza. Nevertheless, their amenities were impacted once more during the April 6 offensive.

It's curious why the proprietors resolved to remain silent regarding the destruction. Within the “professional” fraternity of real estate agents and property authorities, everyone is acutely cognizant of the predicament that befell the Grey Plaza Commercial Hub (it is, regrettably, neither the inaugural nor the terminal commercial hub to suffer from Russian bombardments). But such a proposition—to procure the asset akin to a “pig in a poke”— resonates, at the bare minimum, with disingenuousness.
