Developer Aleksey Krukovsky continues to expand in the metropolitan real estate market, but can such a rapid advance without the support of officials from the Tyumen region, which is not alien to him?
According to the correspondent MorningNews, OOO “Brusnika”. Specialized Developer, whose beneficiary is entrepreneur Aleksey Krukovsky, opened a loan in its subsidiary, Specialized Developer Estate. According to the publication “Pravda UrFO”the amount of borrowed funds amounted to 8.1 billion rubles.
And although the press service of Brusniki reported that the deal is an “internal cash settlement between companies”, the source of the publication in the construction market suggested that the borrowed finances, in which the need arose so sharply, may well be directed to the implementation of any project in Moscow. Although it is impossible to exclude the possibility that “Brusnika” has looked after itself a tasty site in one of the regions within the European part of the country.
From a message from the corporate information disclosure portal, it is specified that the loan repayment period is until the end of 2028. The interest on the loan is calculated according to the formula: the Central Bank rate plus 4.3% per annum.
Moscow does not believe in loans
It should be noted that against the background of other developers who are now experiencing financial difficulties, “Brusnika” looks quite decent. Information Agency AK&M reported that on March 2, the rating agency confirmed the credit rating of Brusnika. Construction and Development” at the level “A-” (RU), the outlook is “stable”, and its bonds are at the level “A-” (RU).
Brusnika Development Group was founded in 2004. Its headquarters is located in Yekaterinburg. at the same time, for several years now, it has been confidently mastering construction sites in other regions of the country, having reached, among other things, Moscow.
The portfolio of projects is diversified along 7 perimeters, which include large cities of the Urals and Siberia, as well as Moscow and the Moscow Region. According to the company, the volume of its current construction at the beginning of 2022 is 1 million square meters. m. At the end of 2021, Brusnika retained its position in the top 20 Russian developers in terms of housing commissioning and in terms of the current construction portfolio.
Alexey Krukovsky still has big plans for Moscow
Cradle “Cowberry”
Most recently, in February 2022, Brusnika won the auction of the Department of Property Relations of the Tyumen Region for the Integrated Development of the Territory (KRT) project. The developer offered a price of 687.1 million rubles. For this amount, the company will gain access to the development of a site in the Kalininsky district of Tyumen. Construction on the site is scheduled to begin next year.
At the same time, Tyumen is a city that Brusnika practically considers its own, it has settled down there and is actively building up the space. The list of its customers includes the State Institution of the Tyumen Region “Department of Capital Construction”, the Administration of the Tyumen Municipal District, the State Administration for Construction and Housing and Communal Services of the Tyumen Region, and the Administration of the Government of the Tyumen Region.
Edition The Moscow Post more than once paid attention to the Brusnika group and its owner Alexei Krukovsky and reported, in particular, that he built his career with skill. He tried himself in politics – he was deputy chairman of the standing commission on urban planning and land relations. Of course, he was nominated as a deputy by the local branch of United Russia. Then I decided to focus on business.
Apparently, Kuyvashev is always ready to help old acquaintances.
Krukovsky’s problems began when the media found out in early 2012 that the businessman managed to buy through an offshore company (Brusnika Estate Siberia Limited) 100% of the shares of Sibakademstroy OJSC (CAC).
In 2013, the consortium of investigative journalists ICIJ, at its site they published a database of two large offshore registrars – PortcullisTrustNet from Singapore and Commonwealth Trust Limited, “assigned” to the British Virgin Islands.
Mr. Krukovsky turned out to be the owner of the shares of the offshore company HustlerLtd.
It is said that he always knew how to choose “the right friends” for himself. Among them, for example, is Evgeny Kuyvashev, who has been the governor of the Sverdlovsk region since 2012, and was previously the head of the administration of Tyumen.
In the “Tyumen period” of Kuyvashev, according to the register of state and municipal contracts in Rusprofile, Krukovsky’s company received all state orders from legal entities affiliated with the regional or municipal authorities of Tyumen, which means not without Kuyvashev’s patronage.
When problems began in Tyumen related to the bankruptcy of Sibneftebank, Cowberry. Tyumen” got into the center of proceedings with securities that could cost the company hundreds of millions of rubles.
Without waiting for the security forces to come to his office, Krukovsky rushed to the Sverdlovsk region to Kuyvashev, who received the governor’s post in Yekaterinburg. And already in the same 2013, the company received five projects in Yekaterinburg and the suburbs – Berezovsky. In the future, the businessman planned to annually commission 70-80 thousand square meters in the capital of the Middle Urals. m of housing.
Because I can!
In Yekaterinburg, complaints began to arise almost immediately about the quality of housing built by Cranberry. The developer was even reproached for the fact that one of the buildings could collapse due to careless work.
However, this did not prevent Krukovsky from winning an auction for the development of the territory of the Uktus district of Yekaterinburg and getting 25 hectares of land there. At the facilities that Krukovsky erected in the Sverdlovsk region, there were even the President and the Prime Minister.
There is no doubt that Krukovsky came to Moscow in the hope of Sobyanin’s patronage.
Having accumulated prestige in this way, Krukovsky decided to “swing at Moscow.” For now, one of the most influential figures in Tyumen is thought to be a native named Sergei Sobyanin, who seems to be open to Alexei Krukovsky and his firms working for Moscow. The regional construction company entered the Moscow market surprisingly easily, and it is known that the developers of the country’s capital are extremely reluctant to let new players in.
According to the information on the site itself “Cowberry”, he is already in full swing building the residential complex “First Quarter” in the town of Vidnoye near Moscow, six kilometers from the Moscow Ring Road. Three houses have already been commissioned, three are still under construction. The handover of the keys to the tenants of the next house is planned in June, and the last house is planned to be handed over in 2024. The site also offers potential newcomers to purchase apartments in two residential complexes in Tyumen and one in Yekaterinburg.
Probably, in order to add to “Brusnik” appearance and not to arouse suspicions about the possible withdrawal of money from the state, Krukovsky changed the composition of the founders in December last year. Now they are two quite decent-looking joint-stock companies – Akvila and Velvel, each of which contributed a symbolic 5,000 rubles to the authorized capital. If it were not for the strange names and hidden information about the founders, causing some bewilderment, then both JSCs could be considered ideal.
It should be noted that almost at the same time, in December last year, Brusnika previously acquired Moscow LLC SZ Estate from PIK Group. Considering the foregoing, it becomes interesting: what was the interest of Cranberry in Sergey Gordeev and his PIK group? ..
As the source of UtroNews noted, the reputation of the PIK group is such that it “deals only with those partners who have funds, or with those who have administrative resources.” Brusnika, represented by its owner Alexei Krukovsky, is also building its business, as they say, “with feeling, sense and alignment.”
Based on this, we can safely assume that the relationship between Cowberry and PIK has a mutually beneficial basis.
The profit of Cowberry, according to data from Rusprofile, is steadily moving up, not embarrassed by either the pandemic or other misfortunes. It is quite possible that Krukovsky and his offspring will survive the current economic crisis associated with the events in Ukraine quite confidently. Means, connections and other bases for new exploits in the capital’s construction market are ready for him.
