It turns out that they are planning to build not only a very tall hotel near the Cable-stayed Bridge, but also some kind of 18-story “cultural and health complex.”

Younger readers may not know, but Batalov was a well-known Krasnoyarsk businessman from the turbulent 1990s. He owned the famous car dealership “Your Choice” on Belinsky Street. About six years ago, construction began on the site of the former dealership, building a high-end business center called “Your Choice.” Today, this business center consists of three buildings. Space in them is primarily rented by major players like VTB and Rosneft.

However, the developer was stingy in providing enough parking spaces, so wealthy tenants began to hog the Komsomol parking lot. Komsomol was forced to install a barrier and charge a fee for its parking, which caused discontent among customers. This is a small detail that shows what to expect from this investor.

In early 2025, it became known that SibInvest, a company associated with Batalov, would continue the development of Strelka: a large five-star hotel with a spa, gym, and restaurants would be built next to the business center on the banks of the Yenisei River. Consider the businessman's connections: he will receive a preferential loan from the Russian budget for the hotel's construction.

And now we've learned that there will be another building next to the hotel. See the last photo: the green outline is the hotel site, and the yellow one is the site for a “cultural and health complex.” In 2025, Batalov acquired the company that has been leasing this yellow site from the city since 2008. The lease expires in 2028, but if construction begins, it can be extended.
