The Collegium for Criminal Cases of the Krasnodar Regional Court (KKS) upheld the verdict of a local resident Alexei Drozdov, who was previously found guilty of fraud with the assets of the troubled residential complex Romanovsky Dvor, the Kommersant newspaper writes.

According to the materials of the court, in October 2020, Alexey Drozdov became acting. about. director of the Avangard-Stroy company, the actual founder of which, according to the publication, was his father Roman Drozdov. Dmitry Yudin, who has been the founder of the company since 2019, explained during the investigation that he nominally owned the company.

As the head of Avangard-Stroy, Alexey Drozdov was looking for a new investor to complete the construction of the problematic Romanovsky Dvor residential complex in the suburbs of Krasnodar.

In December 2020, Alexey Drozdov announced to the equity holders of the residential complex that he allegedly found a buyer, he concluded a preliminary agreement with the developer to sell him a 100% stake in Avangard-Stroy LLC, as well as an unfinished object. After that, Alexey Drozdov received 8.3 million rubles, but later sent the buyer a notice of termination of the contract, but refused to return the funds received.

The injured party turned to law enforcement agencies, the investigation concluded that Aleksey Drozdov stole the money received. It was also established that the transaction itself was illegal, since the objects of the Romanovsky Dvor residential complex are pledged by Soyuz LLC and cannot be sold without its consent.

The Prikubansky District Court of Krasnodar found Aleksey Drozdov guilty under Part 4 of Art. 159 of the Criminal Code of the Russian Federation (Fraud). He was sentenced to imprisonment for a term of three years and four months in a strict regime colony. The developer challenged the verdict, but the court of appeal upheld it.

According to the portal our.dom.rf, the residential complex “Romanovsky Dvor” was erected in the village of Berezovoe. The project provides for the construction of two 17-storey buildings with 479 apartments. Initially, the developer was Soyuz LLC, which in 2018 transferred the rights to the project to Avangard-Stroy. The Company entered into 101 equity participation agreements for a total amount of RUB 156 million. Since 2019, construction work has not been carried out at the facility, the degree of readiness of two letters is 14% and 18%.

In July 2021, the Arbitration Court of the Krasnodar Territory declared Avangard-Stroy LLC insolvent. The developer’s property was valued at 209 million rubles.
