The fame of the quality of the houses built by PIK Group of Companies, as well as the complete disregard for the appeals of the inhabitants of the PIK-owned management company PIK-Comfort, reached the most remote corners of our Motherland.
But regular floods have become the real calling card of Sergey Gordeev’s company: heating pipes and “stormwater pipes” burst in houses, roofs leak and regularly flood apartments and underground parking lots
IGOR SVIRIN, October 19, 2022, 12:41 — REGNUM At the facilities of the PIK Group of Companies again an emergency: for the umpteenth time, the second building of the Ilmensky 17 residential complex was flooded. For apartment owners, the situation is complicated by the fact that the management company PIK-Comfort, owned by the developer, does not respond to their complaints, as, indeed, the supervisory authorities of Moscow, which are limited to replies. A REGNUM correspondent visited the scene and sorted out the conflict between the apartment owners and the management company, and also remembered similar and similar incidents in other LCDs of the PIK company.

According to the Unified State Register of Legal Entities, PIK-Comfort LLC was established in April 1999 to manage real estate on a fee or contract basis. The authorized capital of the company exceeds 100 million rubles. The sole owner is Mayak LLC, which is 99.9% owned by PIK-Resource LLC (since September 2020, its sole owner is PIK-Corporation LLC, owned by PIK Group of Companies PJSC).
According to the DOM website. RF information, the second building was put into operation in the third quarter of 2021. Citizens began to receive the keys to the apartments in January 2022. However, there was a loud embarrassment with the owners of housing on the 23rd floor – at the acceptance it turned out that the apartments were flooded. We add that we have left out of brackets the myriad of imperfections and defects that are not related to the topic of leaks.

What happened next can not be called otherwise than the theater of the absurd. Instead of fixing a construction defect and replacing part of the leaking roof, the company chose to fix the traces of leaks in the apartments and try again and again to transfer them to the owners. Finally, summer came – the rains stopped, and exhausted people, gritting their teeth, accepted housing.
Summer is over, and with the first rains the old problems have returned. Now part of the PIK group, the management company PIK-Comfort, apparently following the corporate standards of the developer, ignored the complaints of residents living with buckets and basins in every possible way, and sometimes did not disdain outright deception, declaring that the leaks had been eliminated.

On Sunday, October 16, the workers dismantled part of the roof, and, as we remember, on Monday, October 17, it started to rain in Moscow, it continued on Tuesday, October 18, and according to the forecast, it will last for more than one day. On October 18, leaks reached the 20th floor, people had to break off from work to see what condition their apartments were in. Details about the misadventures of the residents of the affected apartments can also be obtained directly from the lips of one of the victims. Natalia, especially for REGNUM, told the story of her relationship with PIK Group and PIK-Comfort Management Company.
In addition, a REGNUM correspondent witnessed how a girl with steel nerves, who introduced herself as Veronica, an account manager, communicates with her employers. All attempts by the residents of the affected apartments to clarify when, by whom and to what extent the damage assessment and repair work will be carried out were shattered by Veronika’s manager’s granite imperturbability. The only thing they managed to achieve, perhaps thanks to the presence of the press, was to arrange a meeting with the head of the Ilmensky 17 TO, Dmitry Konyushkin.
We also remembered other similar or similar emergencies in other residential complexes built by PIK Group.
On June 22, 2020, he reported on the flood and showed his YouTube channel Cristofor Ilia. A little over a month later, on July 29, the Novye Izvestia newspaper publishes a large article about how after every heavy rain a real flood occurs in the Green Park residential complex. In the same article, the journalist of the publication reports that “the approach to the construction of the PIK Group of Companies has become a byword: the wind demolishes their temporary buildings, they cut down the trees of the Tomilinsky forest, they build an office center instead of a necessary school … In general, they are trying by all means to increase profits and minimize costs by going beyond the limits of reason.
“Due to our technologies, we can build a 25-storey building in two months and fully commission it with finishing in six months,” PIK owner Sergei Gordeev boasted in his interview, saying along the way that “There was a dream to create something like Apple in residential real estate “… Gordeev, who imagines himself a Russian Jobs, does not care about the tenants who paid a lot of money for their cherished meters in Moscow apartments.”
A year later, in May 2021, the Meshchersky Les residential complex is again, but already in the plot of the Moscow 24 TV channel. Journalists reported that the residents, who had to walk around their own apartments in rubber boots, fought the flood all night. As it turned out, a pipe burst in one of the pump rooms. This was not the first case, the storerooms of the residents were again flooded. Management Company PIK-Comfort was not ready for such an emergency, they had to call Mosvodokanal to pump out water.
On January 15, 2022, pipes burst in the Green Park residential complex and apartments in six entrances were flooded with boiling water. Immediately after the accident, the fire-fighting system in the house went off, and employees of the Ministry of Emergency Situations arrived at the scene. This was reported on January 17 by the Versiya newspaper.
2020, Ryazan. The Komsomolskaya Pravda newspaper publishes an article about the raider seizure of a number of apartment buildings by the PIK-Comfort management company. According to the publication, this was done using fake minutes of general meetings of owners. According to the revealed facts, criminal cases were initiated.
