Igor Balenko, the founder of the Furshet retail group and a deputy of the Kyiv City Council from Eurosolidarity, bought the Electronmash plant at an auction. “OLIGARCH” learned about this from their Forbes messages, citing sources in the real estate market who are familiar with the details of the transaction. Igor Balenko owns the metropolitan shopping centers “Promenada Center” and “Promenada Park” with a total rental area of ​​59,000 sq. m and six hotels in Kamenets-Podolsky, Truskavets, Kiev, Zaporozhye, in Bakota, Khmelnitsky region and in Tsarevka, Zhytomyr region. Balenko denies buying the Electronmash plant. “I have nothing to do with the purchase,” he replied to Forbes. The State Property Fund at a second auction sold Electronmash to a little-known company Ukrainian Image for UAH 430 million. According to the register of legal entities, Ukrainian Image was founded in 2006 in Kiev. Engaged in activities in the field of law. The ultimate beneficial owner is Violeta Glinyanchuk. Together with Valery Glinyanchuk, she also owns the company Ukrenergostroyresursy, which sells real estate on the ProZorro.Sale site. Glinyanchuk refused to answer the questions of the publication, citing employment. The founder of KAN Development, Igor Nikonov, noted to the publication that the territory of the plant is suitable for the construction of a residential complex and a shopping center. According to a conservative estimate of the consulting company M4U, which specializes in development, it is possible to build a comfort-class residential complex for 3,238 apartments on the territory of the plant, the sale of which will bring the owner at least UAH 5.9 billion in income, excluding earnings from commercial space. M4U estimates the cost of the land at 10–13% of the entire project – UAH 600–700 million. The main assets of Electronmash (land area – 137,600 sq. m) are located in Kiev, on the street. Ring road, 4, next to the shopping center “Promenada Park”. As previously reported, in December, the auction for the privatization of Electronmash was declared invalid.
