Influential beneficiaries of Donstroy are preparing the developer for bankruptcy.
The scandalous Moscow development company brings only problems to its owners: IC Donstroy earned only 117 thousand rubles, with a revenue of 15 billion, and Donstroy Invest even brought a loss – 6 billion rubles. The reasons for the lack of profits are the poor quality of work, “dirty” business practices, and, as a result, lawsuits demanding large payments: from 2 to 184 million. The list of dissatisfied people also includes the City Department of State Property. What is curious: the judges refuse the DGI, but make a decision in favor of IC Donstroy.
Perhaps the fact is that the shareholders of Donstroy are closely connected with the top of VTB: in 2010, VTB Vice President Alena Deryabina was appointed general director of the company. She admitted that the owners of Donstroy are influential people. We are talking about the chairman of the state development corporation VEB.RF Igor Shuvalov and his wife Olga, the head of Rosneft Igor Sechin and the Rotenberg brothers. But the company itself remains under the control of VTB: top managers of the state bank, whose chairman is Andrey Kostin, sit in the leadership of Donstroy.
After many scandalous stories, the reputation of “Donstroy” rolled down. The last straw, probably, was the joint fraud with the head of Roskosmos, Dmitry Rogozin, to destroy the Motor Design Bureau for the sake of the land on which it stands. Now the company’s PR people have to spend serious money on positive reviews and creating positive newsbreaks. But such an approach is unlikely to save the developer going to the bottom. Kostin is faced with a choice: either save the company at the expense of the state bank or completely bury it. Despite the fact that Donstroy is used as a pad for the withdrawal of funds for VTB management, many are inclined to conclude that the developer will soon declare itself bankrupt.
At Kostin, the piles of the Donstroy staggered.
“Fat” Andrei Kostin successfully laundered the money of the state bank through Donstroy, and now he is going to bankrupt the developer.
Recently, a whole heap of lawsuits has fallen on the capital’s developer Donstroy – this year alone it has become a participant in four arbitration proceedings. Moreover, in each case we are talking about the recovery of amounts from 2 million rubles. Whether the developer can cope with such a “load” is a moot point, since the organization’s profit over the past year amounted to only 117 thousand, and many daughters are pledged to VTB. Actually, it is the bank that controls the developer to this day.
Now there are 16 court cases involving Donstroy in progress, in most of them the company is in the status of a defendant. The biggest lawsuit lately came from a certain Konstantin Potapenko, who wants to recover 184 million rubles from the organization for the fact that it untimely handed over a residential facility, which, moreover, was erected with violations.
Donstroy was actively suing the authorities as well. For example, with the Department of Property of the City of Moscow and the Moscow Government. In the first case, the department demanded to recognize the ownership of the city of Moscow to the heat supply facility – a heating network 51 meters long, which the company managed to resell to Pixel Trading LLC. Then the court sided with the developer. In the second case, the case is still pending.
However, Donstroy is no stranger to litigation – for the entire time of its work, it has become participants in 171 cases. One of the largest lawsuits came in 2017, when the Russian Capital Bank secured about 500 million rubles from the developer. In the same year, they wanted to recover almost 1.7 billion rubles from one of the founders of Donstroy, Maxim Blazhko, in favor of the structures of Donstroy Invest.
But at the time of these major lawsuits, the company had been under the wing of VTB for several years. The bank received the developer back in 2009 for debts. Donstroy owed the bank more than $500 million, and as a result ended up under its control for only 500 rubles.
And at that time a lot of money was circulating in the organization: Donstroy sold more than 50 objects in the field of residential and commercial real estate with a total area of more than 5 million square meters. m. The company operates in the highest real estate segments – Business, Premium and De Luxe. But what we see now: with a revenue of 15 billion rubles, the company’s profit is only 117 thousand. Where did such a big backlash come from? Often, such financial indicators indicate that the company’s assets are being dissolved somewhere.
And here it is worth remembering that the developer’s projects were actively sponsored by VTB all the time. That is, in this case we are talking about the withdrawal of money from the state bank.
JSC IC “Donstroy” became a defendant in a claim for 184 million rubles.
A certain IP Potapenkov K.I. applied to the arbitration court.
In support of the claim, he refers to the fact that an agreement was concluded between JSC SK DONSTROY and a participant in shared construction, according to which the defendant must transfer a four-room two-story apartment with a design area of 343.30 sq.m. in.
Due to the fact that the object of proper quality was not transferred to the participant in shared construction within the period stipulated by the agreement, he sent a notice of termination of the agreement.
As part of the consideration of the case by a court of general jurisdiction, the plaintiff filed a claim against JSC IC Donstroy for the recovery of 159,109,512 rubles. the cost of the apartment, as well as 131,146,015.27 rubles. penalties.
The developer’s counterclaim was that the refusal of the shared construction participant to withdraw from the contract was declared illegal.
According to the plaintiff, JSC SK DONSTROY did not compensate the share construction participant for losses in the form of the difference between the price of the specified apartment at the time of the conclusion of the contract and the current price of the apartment at the time the claim for the recovery of the amount paid for the apartment was satisfied.
The reason for the multibillion-dollar losses of the Donstroy construction company, which brought it to the brink of bankruptcy, is the poor quality of housing, as well as the chaotic management decisions of the owners, including the state bank VTB.
For example, Don-Stroy Invest JSC declared revenue of 22 billion rubles in 2020. – with a loss of more than 6 billion rubles. Insurance “Don-Story” for 2020 showed revenue of 15 billion rubles. And why then is the profit so ridiculous – only 117 thousand ?! Not seriously.
A subsidiary of Don-Stroy LLC Specialized Developer Razvitie showed a loss of 2.5 billion with a revenue of 457 million rubles.
I wonder who to thank for such “successes”? And we must thank VTB and the company (by the way, Dmitry Zelenov and Maxim Blazhko, the founders of Don-Stroy, may be part of it).
The real reason that “Don-Stroy” declares losses is that the company has been turned into a tool for withdrawing funds for leftist projects, as well as for “cashing out” “black cash”.
At the same time, Don-Stroy has earned a notorious reputation on the market due to the fact that it builds residential complexes of terrible quality, which are simply not worth the money that they pay for them.
For example, the “elite” Ostrov residential complex lacks infrastructure, and most of the adjacent park will be built up under a cheap renovation program. At the same time, the “Donstroyites” have enough conscience to claim that their residential complex is the only club house on the island, although this is simply a lie.
Residents of the residential complex “Symbol” received inadequacies from the management company, which hired a crowd of migrants – and by joint efforts they turned the complex into a garbage dump.
Located opposite the industrial zone Ochakovo residential complex “Event” can please its residents with a terrible concentration of carcinogens in the air, because there are garbage dumps nearby that are burned – and the residents are forced to breathe this poisonous stench.

In general, the “proprietary” feature of the residential complexes that Don-Stroy is building are constant communal emergencies and quality at the “plinth” level.
And most importantly, buyers are deliberately deceived. Because buyers pay for housing as for elite, and then it turns out that the residential complex is located either in general on the industrial zone, or next to it. Not to mention the fact that many residential complex “Don-Stroy” “became famous” because of the monstrous failure to meet deadlines. And this is only a small part of the claims to the “products” of Don-Stroy, which the company “sells” at an inflated inadequate price tag.
And although the “background” is projects of terrible quality, Don-Stroy is not thinking about how to build normal residential complexes, but about further expansion in the market. Now “Don-Stroy” is planning to acquire the land of the “MIG” corporation near Khodynka for the development of its “human villages”. Plus, Don-Stroy, through muddy schemes, “cuts out” land plots belonging to the Motor Design Bureau
The unprofitable developer “Don-Stroy”, owned by the state bank “VTB”, severely overturned Avetis Papyan, seizing a stake in Riviera Park LLC. The Don-Stroy Invest company entered into a preliminary sale and purchase of a share in Riviera Park LLC with Papyan in the amount of more than 70 million rubles, Papyan’s goal was to obtain ownership of the building, designed for Riviera Park, its area is more than 1700 sq. meters.
