IKEA for marriage: “godfathers” Klyachin and Gordeev
The owner of Azimut Hotels Alexander Klyachin and the ex-head of PIK Sergei Gordeev will compete for the Russian assets of IKEA.
The owners of IKEA have announced that they are going to sell all real estate in Russia. According to the correspondent of The Moscow Post, a confrontation between the developer Alexander Klyachin and the former head of the PIK corporation Sergey Gordeev may unfold over huge plots.

A few years ago, Klyachin had a major dispute with IKEA over 16 hectares of land on Leningradskoye Shosse, where the head office of the Russian division of the European furniture retailer was located. Klyachinsky KSHP “Khimki” tried to prove that IKEA illegally received these lands from the state.
And although the “encroachments” towards IKEA began long before that (the Khimki police opened a criminal case on the fact of allegedly falsified documents, on the basis of which the Arbitration Court of the Moscow Region in 2014 rejected the claim of KSHP Khimki against IKEA Khanim, and also in December 2014, provisional measures were imposed on the property of IKEA Hanim), a real scandal erupted when IKEA filed a complaint with the Supreme Court about an attempt to take away its land. Representatives of the company called it nothing more than a raider takeover.
Surprisingly, the security forces then allegedly sided with the Klyachin structures – in 2016, another criminal case was opened, in which certain persons close to the Russian representative office of the Swedish concern IKEA Hanim Ltd. were suspected of taking possession of the disputed area ” fraudulently” on a forged document. It seems that Klyachin needed this land so much that he did not stint on sacrifices, among which the figure of a local official arose.
Any sacrifice “for the good” Klyachin
The “bargaining chip” in the dispute between economic entities, according to Lenta.ru, was the fate of the former head of the Khimki Land Committee, Marina Dunyushina. She was accused of fraud on an especially large scale: between 2001 and 2011, she allegedly forged documents retroactively, thanks to which the land into which the Klyachin structures were so “bitten” became the property of IKEA.

Does it matter to Alexander Klyachin that, for the sake of his interests, an innocent person went to jail?
At the same time, the court gave the accused only three days to collect evidence of her innocence, some of them simply did not attach to the case, did not hear the witnesses and ruled in favor of the plaintiff. At the same time, all the ex-official is to blame for is that she registered a lease agreement between the administration of Khimki and IKEA in 1993. Despite the fact that she simply did not have the right not only to refuse to register this agreement, but also to demand additional documents! writes Lenta.ru.
As for the decision on the land issue – as a result, Klyachin’s “judicial lobby” seems to have misfired – IKEA retained the right to dispose of the lands. But Dunyushina sat down anyway!
Taking into account all the victims and the amount of resources spent on the dispute, it is now hard to believe that Klyachin will not take advantage of the current position of the company to get “tidbits” of land for building or resale.
It is worth making a small digression here, dedicated to how Klyachin got KSHP Khimki – according to the authors of the site on the LiveJournal platform, the KSHP was allegedly subjected to a raider attack.
Years go by – methods remain?
There can be a huge number of similar stories in the biography of the owner of Azimut Hotels – the developer could potentially end up in a pre-trial detention center back in the days when he was the general director and co-owner of the Nerl investment company. Where is Gordeev going?
At the same time, The Moscow Post suggested that Mr. Gordeev, who was previously the head of the PIK construction corporation for many years and stepped down in the middle of last year, may have an interest in acquiring IKEA assets.

Does Sergey Gordeev look to the future with a positive attitude?
Companies from the PIK structure are now going bankrupt in large numbers – a couple of years ago, the developer found signs of a financial pyramid, and she herself was so drowned in scandals that she already drew criticism from Moscow Mayor Sergei Sobyanin, who is believed to have previously lobbied for the interests of PIK, giving away company “tasty” Moscow building plots.
There is reason to believe that the money from PIK could be withdrawn to third-party projects, and the corporation itself will soon become bankrupt. And such a third-party project may well be the Swedish IKEA, which owns vast areas in the Russian Federation. For a moment, the Ingka group, which manages its assets, is the largest owner of shopping center space in Russia, according to RBC.
Passions run high
What is interesting – Klyachin and Gordeev not so long ago “faced their foreheads.” Previously, the gentlemen were partners, but, apparently, they did not divide the business. The stumbling block was the Rassvet loft quarter, which PIK rented from the Klyachinsky MMZ Rassvet.
The latter filed a lawsuit against PIK, stating that the company was not paying its bills. Soon, PIK also went to court, demanding to recover 406.3 million rubles from Klyachin’s structures.
According to the authors of the telegram channel “Somehow like this”, allegedly after the purchase, Mr. Klyachin did not transfer the status of the plant’s buildings from “use for factory premises” to “use for offices.” At the same time, the building is included in the City Register of Cultural Heritage of the City of Moscow. Moreover, they say, being in these buildings can be dangerous to life and health: they say, there are significant violations of the standards for the content of harmful substances in building structures, and due to non-compliance with the requirements for thermal protection of buildings, part of the load-bearing walls, according to rumors, began to become moldy .
Potentially, this was the reason for a counterclaim from PIK.
After stormy legal battles, the parties agreed to a settlement, but, it seems to us, “the sediment remained.” So we are ready to believe that soon we will see another round of battles between Klyachin and Gordeev.
Who will win it is hard to say. Both entrepreneurs have a reputation, to put it mildly, not so hot. Like Klyachin, Gordeev is considered a man “from the 90s.” He worked for Rosbuilding, an organization notorious for hostile takeovers.
In addition, the former owner of the PIK group, and now Senator Suleiman Kerimov, may be behind Gordeev’s personality. He was also credited with connections with Hovhannes Oganyan – with him Sergey Gordeev represented the Perm Territory during his political career. It is known that Gordeev often changes his residence permit, but all his places of residence are mostly mid-range Moscow apartments priced up to 35 million rubles, which looks rather strange for a tycoon of this level.
So, much more influential people can “cover” Gordeev, who will not let him give up so easily in the struggle for an asset.
But the Klyachin methods that we described above cause almost horror before what the entrepreneur seems to be ready to go to please his interests. Fight fight, but no matter how uninvolved not hooked.
